Establishing a neighbourhood

How can signage and wayfinding bring a new brand to life, and make new residents feel at home in a build-to-rent neighbourhood?

Diadem designed and developed a comprehensive wayfinding strategy and signage suite for Local Kensington, Local’s first build-to-rent community in Melbourne’s inner north-west.

Building new ground

Local is a build-to-rent platform founded in 2021 to offer renters a genuine alternative to the conventional market, with additional amenities and a long-term approach to community.

A defining part of Local’s model is its commitment to impact housing. Every Local project includes housing for key workers such as nurses and hospitality staff, people living with disability, and women over 55 at risk of homelessness, with full access to the same amenities as the rest of the building. Local also set ambitious sustainability targets from the outset, aiming for net zero operational emissions and a 7.5 Star NatHERS rating.

Local Kensington, in Melbourne’s inner north-west, was Local’s first build-to-rent project, comprising around 500 apartments. Diadem was engaged from strategy through quality control, with a brief to help establish a sense of place and home through the signage and wayfinding. For Diadem, the project marked an entry into the build-to-rent sector and aligned closely with the studio’s interest in housing that delivers genuine social impact.

Design for people and place

Local Kensington’s wayfinding had two jobs. Residents, visitors and delivery drivers needed to navigate the site confidently, safely and intuitively, with signage integrated into the architecture and landscaping rather than applied on top of it. At the same time, the signage suite needed to establish Local’s brand across the built environment.

Diadem’s strategy comprised a building-wide suite covering main entry identification, residents’ amenity and facility signage, car park signage and retail signage, with the brand reading consistently across every touchpoint.

The approach considered how different people use the building, from residents whose reliance on wayfinding decreases as they settle in, to visitors met at the concierge and escorted from there, to delivery drivers confined mostly to the loading zone.

A developing sector

Diadem’s work on Local Kensington was completed through to quality control, and the finished building is now fully leased, with residents settling into a community that feels distinctly its own.

Local has grown quickly since. The platform now operates across five Victorian neighbourhoods, with its first Queensland project underway and new sites in New South Wales on the horizon.

Build-to-rent is gathering momentum nationally, as more developers and investors look to this model to meet demand for quality, long-term rental housing. Diadem is actively involved in several of these projects, bringing the same focus on brand and resident experience to each.
